Levelled industrial plot with boundary pillars and an approach road in a Gujarat industrial belt

If you’re reading this, chances are you’ve bought or leased industrial land before. You know the drill. Still, every few months we watch a deal stall over something a quick check at the start would have caught. So here’s our list, written the way we’d talk it through over chai on a site visit. Some of it will feel familiar, and that’s fine. Think of it as a confirmation rather than a lesson.

To evaluate industrial land in Gujarat properly, check six things before you commit: title and zoning, access, utilities, soil, location, and the total cost of getting operational. The sections below cover each one.

One thing up front: GIDC plots and private land behave differently. GIDC gives you a ready framework with its own rules. Private land gives you more freedom, along with the homework that comes with it. We’ll point out where the difference matters.

Key Takeaways

Title and Zoning: The Paperwork That Decides Everything

What works: On private land, a clean title means three things. The ownership chain in the revenue records is clear, there is a valid NA order for industrial use, and the land records match what the seller is telling you. In Gujarat, that means the 7/12 extract, the 8A, and the mutation entries that show how ownership changed hands over the years. You can view these on the state’s AnyROR portal. Check the development plan zoning as well, and confirm that your pollution category is allowed there.

On a GIDC plot, the questions are different. You’ll want to look at the allotment terms: transfer conditions, the activities permitted in that estate, and any construction deadlines attached to the plot.

What can go wrong: A plot can look industrial on the ground and still sit in an agricultural zone on paper. Or a red-category unit can end up in an estate meant for lighter industry. We do a preliminary title and zoning review for our clients, and for any purchase we recommend a full title search by your own advocate. A second set of eyes never hurts. If you’re already looking at a plot, send us the papers, and we’ll tell you honestly what we see.

Access and Frontage

What works: You want a road wide enough for a trailer to turn in without a three-point dance. You also want enough frontage for a proper gate and room for trucks to wait off the main road.

What can go wrong: An approach that’s dry and dusty in March can sit under water in July. If you can, visit once during the monsoon. If you can’t, ask the neighbours. They usually know. We’re on sites across these corridors through the year, monsoon included, so we can usually tell you how an approach holds up before you make the trip.

Power, Water and Effluent

What works: In most GIDC estates, these are already in place or close by. On private land, the ideal is a substation within reach, a water source you can rely on, and a clear plan for effluent from day one.

What can go wrong: This is where project timelines slip most often. For chemical and process units, access to a common effluent treatment plant (CETP) can decide whether a site works at all. That’s why buyers in the Dahej and Ankleshwar belts ask about it before anything else. For a plot you’re considering, we can help you find out what’s already at the boundary and what would need to be brought in.

Soil and Terrain

What works: Firm, level ground that sits at or above road level.

What can go wrong: Parts of Gujarat have black cotton soil. It swells and shrinks with moisture and needs deeper, costlier foundations. Low-lying plots need filling, and on a large plot that adds up fast. A soil test costs very little compared to finding out after the foundation drawings are done. We’re happy to help you arrange one early, so your numbers are real before you start negotiating.

Location and Connectivity

What works: A short run to the highway you’ll actually use, a sensible distance to your port or market, and a labour pool within commuting range.

What can go wrong: Buying for a corridor’s future when your business needs today’s access. Upcoming infrastructure is a welcome bonus, but it shouldn’t be the only reason a plot makes sense. Tell us where you ship to and where your workforce comes from, and we’ll suggest the belts that fit.

Total Cost, Not Land Price

What works: Judging industrial land by what it costs to get operational, not by the price per square metre. Land, site development, approvals and the months before production starts all belong in the same number.

What can go wrong: A cheaper plot with no utilities often turns out to be the expensive one. If power, water and roads aren’t there, you pay to bring them in, and you wait while that happens. A new HT connection from the local DISCOM (UGVCL, MGVCL, DGVCL or PGVCL, depending on the region), with its own transformer, is one approval and one bill. A borewell or water line is another, and so are internal roads and drainage. Each runs on its own timeline, and together they can push your start date back by many months. Put that next to a slightly pricier plot where everything is already connected, and the maths often flips. Share your budget and timeline, and we’ll help you compare plots on what they cost to get running, not just the asking price.

Checklist to Evaluate Industrial Land in Gujarat

Use this checklist as a quick reference on your next site visit. Each point affects whether a plot can be bought cleanly and how soon it can be running.

How Divya Estate Management Helps

We’ve worked across Gujarat’s industrial corridors since 2000, from Sanand, Bavla and Changodar to Halol, Dahej and Bharuch. In that time, we’ve seen how a plot in one estate can differ from another just two kilometres away, both on paper and on the ground.

Whether you’re looking at a GIDC allotment or private land, we can walk the site with you, review the title and zoning, find out which utilities are already in place, and compare your shortlisted plots on the full cost of getting operational. If you’d rather not take on construction yourself, we can arrange a built-to-suit facility through our network of investors.

Frequently Asked Questions

How do you evaluate industrial land in Gujarat before buying?

Check six things: title and zoning, road access and frontage, power, water and effluent, soil and terrain, location and connectivity, and the total cost of getting operational. Judge the plot on what it costs to start production, not only on the price per square meter.

Start with the 7/12 extract, the 8A and the mutation entries, which show the ownership chain. Then confirm a valid NA order for industrial use and the development plan zoning. For any purchase, have your own advocate run a full title search.

Neither is better in every case. A GIDC plot comes with ready estate infrastructure and its own rules on transfer, permitted activity and construction deadlines. Private NA land gives you more freedom, but you carry more of the checks and the work of bringing in utilities.

Yes. The zone and the industrial estate must allow your unit’s pollution category. A red-category unit, for example, may not be permitted in an estate meant for lighter industry. Confirm this before you commit to a plot.

Black cotton soil swells and shrinks with moisture, so it needs deeper and more expensive foundations. A soil test before you negotiate costs very little and keeps your construction budget realistic.

Yes. We can walk the site with you, do a preliminary review of the title and zoning, check which utilities are in place, and compare shortlisted plots on the full cost of getting operational.
